Great Bend Estates is a 54-pad affordable home community located on 4.60 acres in Great Bend, KS. The park also offers a metal building that is currently rented. The park was developed in the 1970's. The property is zoned commercial & industrial (MHP) and the park is presently in compliance. The park is not located in a flood zone. The park has both a manager and a maintenance man, and the seller believes that both parties would have interest in continuing this arrangement with the next ownership group.

The size of the pads are approximately 40 x 85. There are no vacant trailers that need to be removed from the premises. Of the 54-pads in the park, 13-pads are occupied. Seven are TOH's averaging right at $327/month, eight are POH's averaging $545/month, three are vacant POH that need renovated, and thirty-eight are vacant pads. The metal building currently rents for $360 to a church. The rent for both the TOH's & POH's was increased on May 1st, 2023. The park utilizes leases however not every tenant in the park is under a current lease. Currently two tenants are behind in rent. Tenants pay rent by money order at the present time. The park has titles for most of the POH but not all of them.

CITY WATER & SEWER!!! The underground water & sewer pipes are made out of PVC. The amperage of the electrical pedestals was not provided. The park has electric meters & gas meters to each pad and direct billed by the provider. The park is currently paying for the water bill so adding meters might offer a value-add component for the next owner. The roads through the park are paved and are considered to be in "good" condition by the current owner. The city of Great Bend is responsible for maintaining the roads in the park. The tenants are responsible for mowing their own space. The park mows the empty pads and common spaces. The city of Great Bend takes care of snow removal (as needed). The park pays for garbage (dumpster).

The current owner has owned this park since February of 2021. Since he has purchased this park he has removed eight junk trailers from the park, renovated three trailers in the park, delivered three used trailers to the park, removed tons of trash & debris, increased rents, and repaired several electrical poles. His current loan is not believed to be assumable and he is not interested in offering any seller financing.

The owner of this park is also selling another park that is just ten miles away in Ellinwood, KS (24-pads on city water & city sewer). He would prefer to sell both parks as a portfolio, but will entertain individual offers on them.
