The park is believed to have been developed in the 1980's, and has served the community by offering an affordable housing option since that time. The property is not zoned as there is no zoning in Dunn County. The park is not located in a flood zone. The park is presently managed by a 3rd party property manager who would most likely want to continue in that capacity. The park also has an onsite manager that has served well in that capacity, and might be capable of additional responsibilities depending upon your management structure. The park has a maintenance man that is part-time at $20/hour.

The park is selling with 7 different PIN #'s. Somehow in previous transactions two very small PIN #'s of the park (with no trailers in these sections) were not conveyed. This situation was just discovered after listing the property and we are trying to locate the previous owners to take care of this situation. The park was part of a special assessment to bring public water & sewer to this part of town. The seller will be paying off the assessment in full at closing.
