I am selling my mobile home park in Tallahassee, FL.

I am looking to net a sale price of: $1,095,000. The price is firm. There is an underlying loan that I can wrap, no balloon, no call and no due on sale clause. I am willing to sale for all cash or do owner finance with 25%-35% down depending on buyer's financial strength and experience.
There are 44 lots.
Of the 44 lots, 2 lots are vacant, 5 are lot rentals and we own the remaining 37 mobile homes.
Most of the units are 2/1's. Most are single wides. However, there are a few 1/1's and there are several double wides that are 3/2's or 4 bedroom units. The age of the mobile homes range from 1960 to 1994. 10 are 1960's, 11 are 1970's, 9 are 1980's and 4 are 1990's. The remaining 3, I'm not sure of the age.
As of early this year, we have been running eviction and background checks on all new tenants. No felonies allowed and no previous evictions. As a result, our tenant quality is good.
It is a very quiet park. The roads are dirt even though we are right in the city.
Owner pays:
Water (runs between $850-$1,275 a month. It was under $900 until the Summer.
Dumpster (2 of them - runs $410 a month total for the 2).
Grass cutting (I supply mower & weed eater and pay a tenant $90 per cut (in summer 2 X's a month) with an additional $100 to weed eat 1 X a month in summer/fall/spring).
Property taxes (the mobile homes we own are listed as Real property so I do not have a separate annual sticker cost - Annual Property taxes are $6,160.72 or $514 a month)
Liability insurance ($3,168 per year so $264 a month).
The park is city water and septic tanks. Almost all units have their own septic tank, but a few do share a tank.
The property is made up of 4 parcels.
The addresses are: Everything on (5750 - 5775) White Hill Lane and most of Aenon Church Trail (this is actually a circle that is adjacent to White Hill Lane). We own everything on Aenon Church Trail except for the 1st 4 parcels on the right if coming in the 2nd entrance from West Tennessee St.
Current gross monthly rent is $19,410. There is upside in adding Mobile Homes to the 2 vacant lots and at least 19 of the lots/units are under rented in my opinion.
We have rented the 2 Bedroom units for as much as $550 a month but most are currently $500 or less. As soon as a unit is rent ready they rent very quick. There is tremendous rental demand for well priced mobile homes in Tallahassee.
Please do not talk to or bother the tenants. I don’t want them scared off.
