A small 55+ park of 24 spaces, 23 of which are occupied by resident-owned mobile homes. We are a quiet community, and don't have the amenities that larger parks have such as a clubhouse so overhead is low. Most of our residents live here year 'round, but a few are snowbirds.
The property was rezoned to "commercial" by a previous owner, and existing homes are grandfathered in.
Water has been submetered, but residents are not yet being billed separately, so expenses for previous years include water, which is provided by Hudson Water Works. Normal water usage should average $500/month or less. Sanitation services are $94/month, and electric service is $80.76/month.
There are 11 septic tanks. (We think that sewer now runs in front of the park, but haven't verified that.)
The park is a Florida Statute 723 park, but because it has fewer than 26 spaces, a prospectus is not required. (F.S. 723 is available online.)
