This 107 site all-age community was once 55+. Due to changing demographics and tenant profiles, the owner decided to make the change from 55+ to an all age park. Most of the tenants are of an older stature. This park wraps the northeast corner of Higley and Main Street in east Mesa. Both Higley and Main are high traffic streets with on/off ramps to freeways. The property is a combination of RV sites as well as traditional mobile home sites. The park was originally on a septic system and the ownership in cooperation with the City of Mesa has placed approximately half the park on city sewer. The septic portion is working fine and according to the current management, there is no time line with the city to place the remainder of the property on sewer. The key to success is to purchase homes and create rent to own contracts wherever you can. Obviously, some of these sites are designed for RV’s. One option is to begin to combine the RV sites to place larger permanent homes in their place.
