a.) Park is managed by husband & wife team. The husband (Richard) is responsible for all operations such as maintenance and repairs. Richard’s wife Laura manages the park from the office, collecting and accounting for park rent and tenant communications.
•As park managers, Laura and Richard are at the park Monday thru Friday 8am-11am and 1pm-4pm.
•Rent is collected the first of the month. Late Rent results first in late fees then promptly with an eviction if made a routine of late payments.
•Tenants are typically sticky to their properties, resulting in the tenants not being mobile - under 1% leaving every year. New customer acquisition is almost non-existent. However Laura maintains a waiting list from leads generated from signage or free web advertisements.
