The park is not located in a flood zone. The park is presently managed by a resident manager who the owners believe will have interest continuing in that role going forward. The park also has a maintenance man who lives onsite. Both the manager & maintenance man are given free rent in exchange for services provided.

We took on the park about a year ago with only a handful of homes occupied and a lot of homes that needed to be evicted. In the past year we got homes turned around and converted to TOH's. It is mainly a TOH community now. Installed Metron water meters. Hired an onsite and professional 3rd party property manager. Hired an onsite handyman/plumber as well.
When asked to describe what improvements that they would continue to concentrate on if they were to continue to own the park going forward:
•Infill the remainder vacant lots
•Raise the lot rents to $430/month
•Bill back water bill
