Airline MHP is a 43-pad mobile home community located on 3.85 acres in East Alton, IL (Greater St. Louis Metro). The park was developed in the 1970 and has served the community by offering an affordable housing option since that time. The property is zoned 0060 (improved commercial). The park is not located in a flood zone. The park is presently managed by a resident manager who the owners believe will have interest continuing in that role going forward. The park also has a maintenance man who lives onsite. Both the manager & maintenance man are given free rent in exchange for services provided.

The size of the pads were not provided to the listing agent. There are currently not any trailers that need to be removed from the premises. Of the 35 occupied pads in the park, thirty of the trailers are TOH's averaging $375/month. One is a POH at $480/month. The rent has not been raised since the current owner purchased the park last year. There are currently two tenants behind in their rent. The park utilizes month-to-month leases for its residents. The tenants currently pay their rent online or by check.

When asked to describe the improvements that they have made to the park since they purchased it:

We took on the park about a year ago with only a handful of homes occupied and a lot of homes that needed to be evicted. In the past year we got homes turned around and converted to TOH's. It is mainly a TOH community now. Installed Metron water meters. Hired an onsite and professional 3rd party property manager. Hired an onsite handyman/plumber as well.

When asked to describe what improvements that they would continue to concentrate on if they were to continue to own the park going forward:

•Infill the remainder vacant lots
•Raise the lot rents to $430/month
•Bill back water bill
