The park consist of 19.25 acres with 108 mobile home lots, 74 park owned homes and 34 lots with only one empty which I can rent everyday I am just going to add an addition park owned home. The park also consist of 8 RV slots of which is occupied with only one vacancy. The park also has a 45 unit mini storage on site and a large 20 X30 shop with a 20 X 20 Lean all on a concrete slab. The Park office consist of a 1500 square foot freshly painted and reroofed with 30 Year architectural shingles which was done in the past six months. The roads through out the park just over 1 mile of roads were completely professionally resurfaced with a price tag of $250K done in May 2015. The park is on City Sewage and City Water. This is a fine park landscaped with trees on a nice piece of real-estate. It also has a play ground area and equipment for the children 200' X150'. The pictures on street view have not been upgraded since I bought the Park and will not show the new signs and painted roofs on all of the park owned homes nor will it show the beautiful roads throughout the park. One great factor is that distance from Jennings, la to Lake Charles, La is 36 miles and Lake Charles is in an explosion of growth due the 70 billion dollars worth of LNG plants that are going to be built. It is just at its beginning so the stability for the park and investment is great!
