The park has an on-site manager as well as a maintenance man. The park is located in a flood zone.
The pads at Adkins & Vaughan's Trailer Park average approximately 40' x 50'. There are multiples trailers that need to be removed from the property. There are currently sixteen occupied trailers (17% occupancy). There is currently one POH that is vacant (fire in November 2023). There are six TOH's in the park averaging $275/month. There are two POH's in the park averaging $600 per month. There is a single family residence renting for $750 per month. There are seven RV's averaging $425 per month. There are no vacant trailers being held for back taxes. The park utilizes month-to-month leases.
City water & city sewer! The waterlines are PVC & cast iron. The electrical pedestals are believed to be 30/50/100/200 amp to each pad. Residents are billed directly for their electricity & gas by their respective providers. The park is currently paying for the water. The park pays for garbage removal. The roads are considered to be in "decent" shape and are paved asphalt. The park maintains the roads. The tenants are required to mow their own space and the park takes care of the common areas. Not all of the vacant pads are able to accept new trailers without the addition of water & power meters.
I asked the owners to describe the improvements made to the park since they have owned it:
New water lines for 21 lots, brought in a used trailer, installed Metron water meters, increased tenants by eight, evicted non-paying tenants, prepared ten lots for MH/RV (in addition to the 21 lots with new water), trimmed trees, general clean up, trash removal. Successfully appealed for reduction of stormwater charge.
If they were going to continue to operate the park going forward here is what they would do:
Trim trees, remove old vacant mobile homes, bring in more used mobile homes for infill.
