North Georgia RV Park is a recreational community with 70 RV sites, one cabin, one apartment, and approximately 50 tent sites, and is serviced by county water located in Commerce, Georgia within Jackson County. The office building has an apartment above, with check-in, shop, laundry, and two bathrooms and showers. The pool is up to code, and is salt water. There is cable and WiFi.

The RV park is being sold in conjunction with an adjoining parcel of land. The cap rate calculation does not include the land value, and is determined based on actual income figures. However, the land value has been included in the sales price. These properties are being marketed for sale together and will be required to be purchased together, unless the Seller agrees to accept offers from different buyers during the offering process.

The park is zoned C-2 by Commerce; most of the remaining excess land is zoned HRC by Jackson County. The RV Park has considerable excess and surplus land, both to the west and to the north. Regarding the land, there are no flood plains, unusable areas, nor rock. Most of the site was cleared at one time with the exception of the seven acres adjacent to the west of the RV park along Mt. Olive Road.
