Jamestown MHP is a 14-pad mobile home community located on 1.60 acres in Jamestown, MO. The park was developed around 1980 and has remained active since that time. The property is zoned for a mobile home park. The park is not located in a flood zone. The park currently does not have an on-site manager or a maintenance man, however the seller believes there is a tenant that would be perfect for this position. The pads are approximately 80' feet in length. There are no vacant trailers that need to be removed. Of the 14-pads in the park, Four are TOH's averaging right at $325/month. One is a RTO paying $400/month lot rent and $400/month additional trailer payment (8-year contract). The rent of the TOH's was just raised in March of 2024. The park utilizes month-to-month leases with the exception of the RTO tenant.

CITY WATER & CITY SEWER!!! Jamestown MHP is on city water & city sewer. The underground pipe material is not certain but the owner believes it to be PVC. The size of the electrical pedestals are unknown by the seller. Two new pedestals were installed recently by a local electrician. He also trenched and put new wiring to the middle three pads (but no pedestal). All vacant pads have water & sewer (sewer lines have been scoped). The park has electric & water meters to each occupied pad. The tenants is direct billed by all utility providers. The roads through the park are gravel. The owners classify the road condition as "fair". The roads are maintained by both the park owner. The tenants are responsible for mowing their own pads. The park mows the empty pads and common spaces. The park has not had to move snow since they have owned it. The park has been surveyed and also has a recent Phase 1 environmental report.

The park owners have not owned this property for an extended period of time, but they have done a lot of heavy lifting to bring the park back to where it is today (They spent $130,000 on capex):

•Purchased a 2016 Clayton trailer (3 bed, 2 bath) for front of the park
•Renovated a trailer on the back portion of the park
•Cleaned up the park by removing rubbish
•Performed tree maintenance
•Added a new decorative fence on the front of the property
•Trenched electrical lines w/conduit and added a new pedestal.

I asked the owners if they were to continue to own/operate the park going forward, what items would they concentrate on improving? His answers below:

•I would do the gravel roads
•I would bring a brand new house in the front right corner and that's
why we left that space open (because it would make the park look
beautiful from the main road.)
•I would also put a sign in the front.
•There's enough pads ready with the electric that you don't need to do the trenching or conduit on the back pads yet. Eventually as you fill up the front pads in the park you would need to set up the electric on the back pads as well.
•Other improvements could be a small children's playground.
•In the front maybe one of those newer mailbox setups and a little overhang like Frank Rolfe talks about.
