Herlong mobile home park has an operating permit from the state of California Department of Housing and Community Development (HCD) It has hookups for and is permitted for 61 mobile home spaces and 10 trailer spaces. Septic tanks with leach fields are located on north and south sides of property to serve the sewer system for the mobile home park.

Address: 740-990 Arroyo Drive, Herlong, CA 96113

Spaces with trailers included range from $450 to $650 per month ($100 to $300 POH delta)

The housing stock in the park is older, dating from the sixties to the nineties, some recently renovated.

A total of 73 permitted spaces in a 6+ acre mobile home park. two parcels (6.145 Acres and .736 of an acre )

Facilities:

There are two wells approx 200 feet down with 5 HP pumps, pump house and two 2500 gallon storage tanks. Water is tested monthly to satisfy HCD, and it meets standards for quantity and quality. Herlong community water is available. New owner plans to hook up to city water.

There is a concrete brick laundry room with hookups for 5 washers and 5 dryers. There are 3 washers and 3 dryers. available for sale separately from the real estate listing. The washers and dryers earn about two hundred a month at current population level. They took in closer to $400 during the better months, when occupancy was higher.

Behind the laundry room there is one of the septic systems, and another behind spaces 56 & 57 on the west side of the park.

The park has electricity, homes are sub-metered. Tenants pay their share of electricity Most of the homes use propane for heat and/or cooking, and are billed directly by their propane company.

A properly capitalized, prudent, competent, capable, efficient investor and management team should be able to increase income and property: fill vacant spaces, add income producing vending machines to the laundry, ( cokes, sodas, cigarettes, candy, snacks, and laundry supplies.)
