The property is zoned as residential and can hold from 4 to 6 homes per acre. The codes allow 5 RV sites to each septic tank. There are currently 26 septic tanks on the property in good working order. There are 6 wells on the property and the water is of great quality, actually better than the local water utility providers. The only restrictions on this property are according to the County. While it is a Silverhill, AL address it is not in the city limits. This park has all off street parking where the residents park next to their trailers. All of the sites are able to hold a double wide or an 80 foot home. Would consider owner financing with $300,000 down, and would finance the rest at resonable terms. The monthly expenses are for the electric water pumps and security lights. It varies but is rarely over $150. You could save $40 a month if you wanted to take out the security lights. The last years property tax was $633. There is currently a dumpster on the property and it will be removed in March when the contract expires. The residents will then be responsible for their own garbage service provided by the county at $15 per month. Tenants are required to maintain and cut their own lots and yards. Tenants are also required to pay all of the costs of moving and installing new mobile homes. Originally the business plan was to refurbish some cheap mobile homes and have them as park rentals. The only advertising is a sign in front of the property and I get weekly calls for people wanting to rent mobile homes. We are also in the process of getting some older homes moved out of the back and plan to put RV sites in their place next to the wooded area. In general RV sites rent for $300-$350 per month. The county is not approving any building of new mobile home parks at the present time. This property has had some local offers which we are considering. You need to act fast if you are looking for a stable investment in the Gulf Coast area. Most of the past 2 weeks the temperature has been in the 70's. Even when it gets into the 30's it generally warms up 30-40 degrees. This is one of the fastest growing areas in the state, and will be a great investment.
