This "lots only" mobile home park is in the Eastern-Wayne area of the City of Goldsboro, North Carolina. Goldsboro is home to Seymour Johnson AFB. The park is located near shopping, schools, and easy access to Highway 70.

This 30 unit park hosts many long-term, outstanding residents with minimal to none collection problems. Currently, there are 27 mobile home lots rented $225 per month and an automatic rent increase in place to $250 effective January 1, 2024. There is one abandoned mobile home in the park and the management is currently working with the financing company of the home to have it removed from the park.

The park hosts large lots on 5 paved streets. The "inboard" 4 streets recently had significant repairs made in 2022. Each resident is responsible for their utilities of electric, water, sewage, and trash. Most lots are connected to the City of Goldsboro sewage system, however, there a few lots with septic tanks. The residents are responsible for maintaining the grass cutting of their yard. Lawn care services are provided for some ditches, vacant lots, and common areas.

The park is in the floodplain, however, new or exceptionable mobile homes are allowed with some elevation. Currently, the park owner pays the fees for the compliance of height requirements for any new home coming into the park.
