America First RV Park, located in Sidney, Montana, is comprised of 100 RV spaces, two apartments, and seven tent sites. Additionally, the park features a coin-operated laundry facility, clubhouse, picnic area, and new bathrooms and showers. Built in 2002 and situated on 7.38 acres, America First is a transient RV park offering monthly, weekly, and daily stays year round. The Park is serviced by public water, sewer, and electric. Meters have been installed on most of the RV spaces to track guests’ electricity usage, although the park has not started billing for the usage. The Park is located near the Yellowstone River and just off of the Lewis and Clark Trail (MT-16), providing easy access to nearby attractions. With many restaurants and an easily accessible grocery store nearby, America First is an attractive location for park guests. The Opportunity is available for a savvy investor to increase year-round occupancy and charge for individual electricity usage to increase the park’s net operating income. Montana is a non-rent-controlled state, providing a new owner with additional income upside. While the park features 100 functioning full-hookup sites, currently only 88 are permitted.
