Walden Ridge Campground is located in Brown County only 60 min. from Louisville, Kentucky; 2 hours fro Cincinnati Ohio; 20 min. from Bloomington, Indiana, and Indiana University; and only 50 min. from Indianapolis, Indiana.

Walden Ridge Campground is currently zoned R-1 and has a special exception to operate as a campground and RV Travel Trailer park. According to city planning, and the health dept. The suggested highest and best use would be to sub-divide the property for single unit dwellings, or vacation rental cabins, or a mixed use of both.
All utilities are in place from the street with the exception of development expansion. A surveyor's map and site plan would need to be done for the placement of the new units. A total of 165 spaces are available at this time on 46 glorious acres.
There is a sewer system "man-hole" located underground off the corner of the existing home at the entrance of the campground. The Gnaw Bone Regional Sewer District suggested that a "duel buffer system" for the East side ridge and another "duel buffer system" for the West side ridge is needed if fully developed. The 6" sewage line runs along State Road 46 E. in front of the property. No septic tanks are allowed to operate or be installed upon the property. There are currently 5 tanks underground on the west side ridge during earlier development for the purposes of a campground. The cost per duel buffer tank is $15000.00 with a $2000.00 credit for the current tank. Tap off fees are $2,700.00 per completed unit.
The water supply for the campground at this time is undetermined.
There will be a meeting between the 2 water companies September 10, 2013. Brown County Water Co. vs. South Western Water Co.
Indiana natural gas requires a $5000.00 deposit to start work on the first 20 homes but the money is returned in increments as the homes are sold and is offering a $450.00 rebate for a 90+ energy efficient heater installed in the homes.
There is a large stocked fishing lake for paddle boats, fishing boats, kayaking, or canoeing. The dam between the Lake and pond would serve well as a natural amphitheater for events or weddings.
(Costs to develop the grounds for the placement of new homes is yet to be determined.)The park is divided into 3 unique sections which can be developed one phase at a time.
