19 acre mobile home park on the Alabama Florida border. The park has 25 park owned mobile homes , one lot rental and one triplex apartment building with a one, two and three br units. Also there is a metal warehouse with a one br apt for the caretaker. The park only occupies 10 acres , so there is 9 more acres for future expansion. This is a small rural community and the rents are very low compared to 20 miles south, rents are from $250 to $575 per month and most fall in the $325-350 range. 100% occupancy is $10,100 per month or $121,200 per year.Repairs are no more than any other park. You can do the math, even at 83% occupancy it cash flows extremely well.

I have priced it considerably below the market value, it is time for me to retire!

Rents can be raised gently but that would be up to the purchaser, this is not a high economic area but ther are very few rentals in the area.

Just 39 miles away are the world's most beautiful Beaches on the Emerald Coast of Florida. Destin, Fort Walton Beach, and Sandestin are only 40 minutes away.
