not allow pets in the park. Total rents coming in each month
are $3,150. That is before taxes, insurance, mowing and
maintenance expenses. We keep all our homes in very good
condition and regularly repair and maintain them. This park
was built in 2009. The price is partially based on there
being 11 acres of land.
There is also an additional 10 acres that is available adjoining the mobile home park property with several hundred ft of road frontage on Hwy 226 South that can be used for commercial. (If you look at the map this is going from Clover Leaf toward Landis Rd. the road frontage would be over 1000 ft). The park can be expanded beyond the approved 9 units under currant county ordinances with proper engineering design.
Here is a rundown of income and expenses. Monthly income from the homes is $3150 per month. The homes are all rented with very good paying people. One of the homes the people have only recently moved into so they are not tested as to payment history. We do screen people pretty well to get good renters.
Five of the homes each rent for $450.
The double wide rents for $550
and one of the homes rents for $350

Taxes on the Land was $332 total last year.
Taxes on all the homes was approximately $1000 total for the year.
Insurance on all the homes was approximately $210 total for the year.
Maintenance - we will have to do some research to get the
exact figures. However, we do keep all our homes in very good
condition and regularly repair and maintain them, especially
when someone moves.
Paying someone to mow (during the growing season) averages about $1,500 per year.
