○ 1 Owner occupied 1970’s single wide, moved into park 4/2021, Pays $300 monthly ($275 lot rent + $25 pet fee). Month to month lease.
● Tenants pay for electricity, and propane/ propane tanks.
● Park pays water/ sewer and trash.
● Park is licensed as a Mobile Home / RV park with the state of Montana, Teton County. Park Originally had 5 lots. First home is located on lot 1 and 2, lot 1 hook ups no longer exist, Second home is on lot 3, third home is on lot 5. Hook ups for lot 4 are functional but situated tightly between homes. Disclosures
● Tenant's main complaint is the Town of Dutton water quality. Water is tested and safe, but often is discolored and has odor.
● Water and sewer systems are completely functional, however they are likely extremely dated with possible underground leaks which may contribute to high monthly water bill.
○ Lot 4 and 5 sewer hook ups were unable to be “roto-rooted” but function as they should.
