The park is presently managed inhouse, however the seller believes that there are residents in the park who might make a good manager/greeter. The owner does not know the exact sizes of the pads but simply calls them "large". There are no vacant trailers that need to be removed from the park. CITY WATER & CITY SEWER!!! Greenbriar MHP is on city water & city sewer. The underground pipe material is steel. The seller believes the pedestals to each pad are 200 amp. The park has electric, gas, & water meters to each pad. Electric & gas are billed directly to the tenant from the supplier. Water is charged to the park and this is billed back to the tenants. The road through the park is asphalt and the park is responsible for maintaining it. The tenants are responsible for mowing their own space. The park mows the vacant pads and common areas. The park retains an outside vendor for snow removal as needed. Off-street park is provided in the driveways to each pad.
The owners have made some improvements to the property during
their short ownership tenure:
1. All new Metron submeters with remote readers were installed to
each pad.
2. General cleanup and landscape improvements.
3. Tree work.
When asked what items they would continue to improve upon if
they continued to own the property:
1. Improve the roads.
2. Rehab the six vacant homes, infill vacant pads, and raise rents
to $400/pad.
3. This is a very desirable school district with high demand for
