CORSICANA TEXAS MANUFACTURED HOME COMMUNITY SALE

Lakefront Manufactured Home Community is a 20-acre, 88-lot community located within the city limits of Corsicana, Texas. Corsicana in located just 50 miles from downtown Dallas.

The community is located on the shores of Lake Halbert and next to popular Lake Halbert Park. A city park offering softball fields, boat access, extensive picnic areas, hiking trails and other public facilities.

Lakefront's amenities include a basketball court, covered picnic areas along the lake shoreline. Approximately 35 lots offer covered carports and several lots feature storage buildings.

Lakefront is provided with sewer and water services by the city of Corsicana. Currently we estimate $40.00 per lot monthly for water. A recent increase in rate by City will be requiring us to increase water rate to $50.00. This number is being used in the proforma renal income calculation.

The community is currently 42 percent occupied. Occupancy could be significantly increased with the addition of park-owned homes for rent or sale. The owner brought a similar park in Houston from 5% to100% occupancy by purchasing homes but has been forced to curtail similar marketing efforts due to relocation and other business commitments.
