Brush Creek Mobile Home Park

The Jane, Missouri is located approximately 6 miles north of the Arkansas State Line above Bentonville and Bella Vista Arkansas. Bentonville is the headquarters for Wal-Mart. The area has seen substantial growth and people are moving across the state line into Missouri because land and taxes are currently less expensive than Northwest Arkansas. The park is located just off State Hwy 90 and a new by-pass will go in within 2 miles of the property. This would allow for easy commute into North West Arkansas from the property.

The park contains six mobile homes on approximately 20 acres. There is also a barn included with the park and an additional mobile home that is located in the area and could be moved to the park.

The land is flat, has a creek (Brush Creek) that runs through the park. There are a significant number of Bluffs (lime stone cliffs) that border the creek and the park.

The park is ready to be expanded if desired. Currently there is one additional lot that has been cleared and has the electrical meter installed. Depending on what negotiations are made with the county, it may be possible to share a septic with the adjacent home.

A complete upgrade has been made to the well, well pump, and water distribution for the park. Three new septic systems were installed in 2008.

The 6 mobile homes on the property have had extensive renovations in 2008 and 2009.

The park has a well and septic. Tenants pay for their own electricity and/or Propane. The park currently pays for trash removal.
