Whispering Pines Mobile Home Park has 12 acres with 103 mobile sites. All the sites are 25 feet wide and 50 to 80 feet deep with plenty of off-street parking for the tenants including grass yards and patios.
The streets are newly paved and are exceptionally wide for easy access. There is street lighting which is very attractive and gives excellent night security.
The seller rents the spaces for $160.00 per month plus $34 base fee for trash and maintenance of the sewer plant. The waste is treated by the park-owned sewer plant. The park receives county water directly and the tenants are billed by owner as per individual meters.
Each space has its own water meter which is read by the manager and billed to the tenants. Each space has its own electric and gas meters plus cable TV.
The seller has 6 mobiles which are being purchased by the tenants and are included in the sale. The income from these contracts is $19,800 per year.
