This park has fifteen older mobile homes which we do not claim ownership of. When we purchased it in 2003 we were told that the homes were the responsibility of the tenants. Therefore they have the responsibility of their upkeep. We just rent the lots and are responsible for water and sewer, garbage , property maintenance, common area. The sewer system had been updated with lift station and new drain field before us. Overall we have had very little problems and have kept the park well maintained. We have very few problems with the health department and find them helpful and co-operative when minor violations occur, such as untagged vehicles, or someone with a refrigerator outside, which has been the extent of our violations.
We have 100% occupancy since our inception with on-time rent collection. Most of the tenants are Spanish speaking with families and steady income.
This park sits on five acres heavy industrial zoned land with the mobile homes on the front 2acres.These homes are grandfathered in and can be replaced but no more can be added. Mobile homes are not the most income producing business for this valuable land, but we aren't in a position to develop it at this time.
In 2006 and 2007 we hired an engineering firm and spent approximately $60,000 to have the back 3 acres permitted for outdoor storage facility. We do have all the permits and plans for a storage facility.
We, my partner and I , had other business interests and never put this project out for bids.
Comparable vacant properties are are 5.00 to 9.00 a s.f.
The lawn and most maintenance is done by our park manager who lives in the area and was a former tenant, who knows all the tenants. He also collect the rent. We pay him 250.00 per month and he would probably stay if needed. Also there is a convenience store adjacent to our property that pays us to use our septic.
