This was once a thriving park of 40 homes. The same owner has had it since the 60's. After 50 years she can no longer maintain it and the children do not want anything to do with the park. What we are selling is 42 potential total lots on 2 streets. Seller says there is enough individual city water meters for 40 on Laquinta and 2 more on Hodson Dr. To her best knowledge there are 26 septic systems on Laquinta and 2 more on Hodson. Septic systems are grandfathered in at 2 homes per system but many need repair. DHEC says some system repairs may require they are brought to current code which is 1 home per septic tank. Normal service and maintenance will not affect the grandfathered clause. We are offering the lower amount of 35 lots due to the potential of repairs needed to the septic systems. Owner is not aware of any current plans for sewage.
This park will need work, there are some old abandoned trailers on the property that the seller does not hold title to, and some clean up will be needed. Park is priced accordingly at $7k per estimated spaces. Nearby park that needed some improvement at 55% occupancy recently sold for $13k per lot. Not in a flood zone and very close to Orangeburg. This is an excellently placed property just outside of town and close to 26. Tons of employment opportunities. City water and power already run so development not out the range of possibilities either. Potential buyers are free to drive by but please do not bother tenants or engage with them.
