The community is serviced by public water and sewer that are both sub-metered. Economic occupancy is currently 79 percent, which would allow
an investor to implement an aggressive sales program to meet market occupancy.

Timberend Estates, 156 sites, located in Muncy, PA is currently 85 percent occupied. The community is on public water which is sub-metered and a WWTP that the seller does not bill back for tenants usage. With an ideal location near I180, Lycoming Mall and downtown Williamsport, Timberend MHC provides its tenants with numerous activities within minutes from the park.

Lastly, Wedgewood MHP is the smallest of the communities, containing 77 sites, located in Selinsgrove, PA. The community is currently 94 percent occupied with only one POH. The community has the luxury of having both public water and sewer, with the water being directly billed to the tenants. Sewer is not submetered, rather the municipality bills the seller a flat rate charge, per user, quarterly and then the seller bills the tenant the same flat rate.
