Great Park in Spartanburg, SC. City water and sewer billed directly to tenants. Tenants mow their own grass and there are no common areas to mow. The only expense is taxes, insurance, and trash ($107/month currently for individual cans). Tenants pay well and mostly on time. Gravel road through park.
8 lots total (1 empty lot, 5 lots paying $275, 1 lot paying $225, 1 park owned home paying $550). The guy at the reduced lot is our eyes and ears for the park. Prak owned home is a 90's model and I have the title. Most tenants are long term. No issues with crime or neighbors. This a a quite park and is very easy to manage.
Attached rent roll is accurate. P&L does not reflect current income, as I've filled two lots within the past few months and raised rents.
