We have a 5 lot MHP for sale in Jacksonville. Expenses are very low as there are no roads to maintain. We do not own any of the mobile homes. Lot rent is 350/mo. We do pay for the water. You can add meters and charge tenants as a value add. It is our understanding that there can be two additional lots for additional revenue. Reason for selling is because we are moving out of the area. Cap rate is 9-10%. We will entertain seller financing with a minimum of 50k down.
